What is a Buyer’s Broker?
A Buyer’s Broker is someone who has a fiduciary relationship with you. They work for you and it’s their responsibility to protect your interests and negotiate the best possible price for you. These agents. like Leslie, can save you thousands of dollars as well as insure you purchase wisely for future resale.
Who pays the agent’s commission?
This is one of the first questions asked by most buyers. The seller’s or builder’s agent pays the commission. Your cost for representation is nothing!
Why use a Buyer’s Broker for new construction?
It’s just as important to use an agent for new construction as for resale. If there is negotiating room, the agent will be able to determine how much and make sure you get that saving. An inspection and subsequent negotiation for repairs are also important. If the property isn’t yet completed, your agent can help you smoothly through the process, which can last several months.
What should you look for in a Buyer’s Agent?

Take time to interview the agent. It’s amazing how few people ask about qualifications and experience. Some questions to ask are as follows:

  1. Have you continued on with your education and achieved a Broker’s license or do you only have a salesperson’s license?
  2. Have you achieved the CRS (Certified Residential Specialist) designation?
  3. How many years have you been selling real estate?
  4. Do you work only as a Buyer’s Broker, or do you take properties to sell also?
  5. What expertise do you have to represent me with new construction?
  6. Can they provide a list of past clients and their contact numbers?
